New large-scale mixed-use complex will be built in Larnaca by the sea

A large-scale complex combining residential and tourist infrastructure is set to be built in Larnaca.

The Cyprus Department of Environment recently approved the project, which was developed by RESPECTCO LTD, a company that is part of the Iacovou Group.

According to the developer's press release, the complex will beautify the Pyla coastline. The total development area is 13,014 m². A key advantage of the project is its proximity to the sea. The site is adjacent to the beach and is located only 3.5 km from the center of Pyla and approximately 7 km from the port of Larnaca.

The project involves constructing two buildings: a nine-story residential building, 42.3 m high, with a green roof garden, and a five-story hotel complex, 34.2 m high, designed for middle- and high-end tourists.

The residential tower will have 18 modern apartments, nine with two bedrooms and nine with three. All apartments will have access to public areas and a magnificent roof garden. The building will also have semi-underground and underground levels with a total area of approximately 310 m². The project will prioritize green spaces, which will occupy over 1,300 m². Of these, 1,150 m² will be allocated for public spaces.

The hotel is designed as a modern resort with 182 beds, a restaurant, a café, and a bar. It will also have a full-service spa, a fitness center, and two swimming pools: an indoor pool and an outdoor pool (251 m² and 397 m², respectively).

The hotel's semi-basement will house technical and service rooms, including a laundry room, kitchens, storage areas, a breakfast room, a hair salon, and commercial spaces. There will be 108 parking spaces for guests and residents: 65 will be underground and 43 will be in the open air.

According to the Cyprus Department of Environmental Protection, the project does not require a special environmental assessment because the site is far from the Natura 2000 network of protected natural areas. However, increased resource consumption is expected during operation, primarily of water and electricity, as well as an increase in local traffic.

The project's architects and developers say they have paid particular attention to environmental sustainability and integrating the facility into the existing tourist landscape. The development will be located in an area with hotels, residential complexes, cafes, restaurants, shops, and tourist facilities.
