One of the largest real estate developments in recent years, Apollo Elatis, is set to be built in the Geroskipou municipal area of Paphos. The project has already received a positive environmental assessment from Cyprus' Department of Environment following a review of its Environmental Impact Assessment (EIA), marking a major milestone ahead of construction.
The total investment is estimated at approximately €160 million. The new development will combine resort-style residential properties, modern housing, public spaces, and a limited number of commercial units, the details of which will be finalized during the next phase of planning.
Project details
Construction will be carried out in several phases over a number of years:
- The first phase is scheduled for 2026–2028. It includes the development of Plot A, the subdivision of the site into five separate parcels, and the construction of a new internal road network.
- The second phase will take place between 2028 and 2030 and will focus on Plot E.
- The third phase is planned for 2030–2031, when construction will begin on Plot D.
- The final phase is scheduled for 2031–2032 and will complete the development of Plot C, after which the entire complex will become fully operational.
The master plan covers an area of approximately 100,516 m² and includes 711 residential units. The development will feature 15 apartment buildings containing 636 one-, two-, and three-bedroom apartments, as well as 75 standalone maisonettes designed for family living.
Residents will have access to five communal swimming pools with a combined area of approximately 2,171 m², landscaped public spaces, walking paths, internal roads, and extensive green areas.
Apollo Elatis will also provide 746 parking spaces, including 88 accessible parking spaces for people with disabilities and 41 bicycle parking spaces. The residential buildings will range from two to six storeys in height, with the tallest reaching approximately 21 metres.
Architecture inspired by nature
According to the project's architects, the design has been inspired by the natural landscape and historical heritage of Geroskipou. Particular emphasis has been placed on preserving open spaces, maximising natural light, and creating panoramic views. The buildings will be carefully positioned to provide generous landscaped areas between them. Contemporary architecture featuring large glass façades will allow abundant daylight while opening up views of the surrounding scenery.
One of the project's key features will be a new linear park running along Europe Avenue. It will connect with the area's existing green spaces and create a convenient pedestrian route towards Kato Paphos and the coastline. An additional public landscaped area with seating and recreational facilities is also planned near the archaeological zone.
Within the development, residents will enjoy private roads, pavements, pedestrian walkways, and landscaped courtyards. Access to the complex will be provided from Spyrou Kyprianou Avenue, approximately 100 metres from the roundabout. The design aims to create a modern residential environment with minimal vehicle traffic inside the neighbourhood and an abundance of pedestrian-friendly public spaces. One section of the development is also planned to include a commercial area with shops and services, although its final concept is still being developed.
Who is the development intended for?
According to the project documentation, the primary buyers—like in most new developments in Paphos—are expected to be foreign nationals. The project is aimed at people purchasing homes for retirement, buyers seeking holiday residences, and investors looking for long-term rental opportunities or a secure property investment.
Experts note that Paphos remains one of Cyprus' most attractive regions for international property buyers thanks to its mild climate, international airport, well-developed infrastructure, and strong demand for rental accommodation.
At full occupancy, the development will accommodate approximately 3,415 residents, while around 340 additional visitors are expected each day. The operation and maintenance of the complex will require between 30 and 40 employees responsible for building management, engineering systems, swimming pools, landscaping, and public areas.
