The Cyprus Land Development Corporation (KOAG) has announced the launch of the ADONIS III project in the Pano Polemidia area of Limassol. The announcement follows the publication of an official tender on the e-procurement platform. Under the upcoming contract, the selected contractor will build a modern social housing complex that will form part of a new residential community on the outskirts of the city. The project aims to expand the stock of affordable housing and improve living conditions in the area.
A Modern Approach to Construction
The future complex has been designed with a focus on sustainability and environmental responsibility. Architects prioritized contemporary design, high energy-efficiency standards, and the needs of modern urban living. According to the tender documents, two separate developments are planned — one comprising six 2-storey houses and the other twenty-three 2-storey houses.
Before construction begins, the entire area will undergo full site preparation: removal of old concrete foundations, clearing of the land, and installation of all engineering networks. Upon completion, pedestrian paths, access roads, landscaping, and basic infrastructure for comfortable living will be ready immediately.

Characteristics of the Future Homes
On Kantaras Street, 29 semi-detached three-bedroom houses will be built. Their architectural concept, created by the winner of a special design competition, features modern elements and a distinctive style. All homes will receive Class A energy-efficiency certification and will include solar panels, thermally insulated aluminium frames, and insulated façades. Residents will benefit from covered parking spaces and video intercom systems. The area of the units will range approximately from 123 m² to 136 m².
According to real estate analysts, demand for such properties in Limassol continues to grow. In recent years, housing prices have steadily increased, and social housing projects have become particularly important amid rising rents and the growing need for affordable options for young families.
Project Cost and Timeline
The total construction cost is estimated at around €6.6 million excluding VAT. KOAG will fully finance the project, and all payments to the contractor will be handled by the organization’s accounting department. The implementation period is set at 24 months. Tender submissions will be accepted until 9 December 2025.
