One of the largest private industrial projects in Cyprus has still not received planning permission. Brewing company KEO, which plans to develop a modern €50 million bottling, storage and distribution centre for alcoholic beverages in the Polemidia area of Limassol, recently stated that it has already been awaiting a decision for more than two years. Despite the project’s strategic importance to the regional economy, the necessary documents are still undergoing approval.
New KEO Centre to Combine Production, Logistics and Offices
The project involves the construction of a single high-tech complex that will bring together the company’s main production, processing and logistics operations. The new facility will be located in the Municipality of Polemidia, on Archangel Michael Street. The location was chosen strategically: the site adjoins the road leading to Limassol Port, allowing products to be transported quickly both to the seaport and to the Limassol–Paphos motorway. This will significantly improve the efficiency of deliveries across the island and for export.
The total development area will amount to approximately 44,000 m2. In addition, the company will transfer 9,612 m2 of land free of charge for the creation of a public green area along the road. The complex will operate in cooperation with the KEO winery in the village of Malia. In addition to production facilities, it will include modern administrative offices and a centralised company management centre. Once all permits have been obtained, construction is expected to be completed within 24 months.
Approval Delays Have Increased the Project’s Cost
According to company representatives, the documents were submitted to government departments more than two years ago. Since then, construction costs have risen significantly due to higher prices for building materials, equipment and labour, as well as the overall increase in the cost of delivering large-scale projects in Limassol.
KEO stressed that this is one of the largest private investment projects undertaken in the region in recent years. It has the potential to create new jobs, increase tax revenues and strengthen Cyprus’ industrial sector. According to the Limassol District Administration, the licensing process is now in its final stages. Once positive opinions are received from the Department of Environment and the Public Works Department, the company will be able to obtain final approval and begin construction.
In recent years, the Cyprus authorities have placed particular emphasis on modernising industrial infrastructure while simultaneously tightening environmental requirements for new developments. This is why large-scale projects are required to pass through a multi-stage approval process.
Historic KEO Brewery to Remain in Central Limassol
Despite the transfer of some production operations to Polemidia, KEO’s historic brewery will continue operating at its current location between Limassol’s Old and New Ports. The company was founded in 1927, while production of the famous KEO beer began in 1951. The company has operated at this site since 1939. Today, the brewery is capable of producing more than 30,000 hectolitres of beer per month.
The company’s management considers the historic brewery part of Limassol’s industrial heritage. According to KEO, the facility fits naturally into the urban environment, while modern European cities are increasingly choosing to preserve similar production sites within developed urban areas.
Brewery Tours Are Planned to Resume
Visits to the brewery are currently temporarily restricted for safety reasons. However, the company is already working on a new system for organising tours, which will allow it to welcome visitors again without disrupting the production process.
Interest in this initiative is growing alongside the rapid development of Limassol’s coastal area. The district between the city’s marina and port continues to attract new residential and commercial developments. At the same time, KEO has not yet disclosed its plans for the plots that may become available after some production functions are relocated. Their investment appeal has increased significantly amid the continuing rise in property and commercial land prices in Limassol.
