Over the past three years, Larnaca has firmly established itself as one of Cyprus’s most promising regions for tourism and business. According to the District Self-Government Organization (ΕΟΑ), between 2023 and 2025, 35 building permits for tourist developments have been approved and issued in the city, while another 20 applications are still under review. Official ΕΟΑ statistics show steady growth in the tourism sector: new projects cover not only the city itself but also the entire province. Larnaca is increasingly viewed as an alternative to Limassol and Nicosia, offering more affordable real estate prices and new opportunities for hotel and resort businesses.
In recent years, the city has been actively modernizing its infrastructure: the Finikoudes promenade is being renovated, the port and adjacent marina are being developed — all of which make Larnaca an attractive destination for both leisure and long-term investment.

The rise in building applications reflects entrepreneurs’ eagerness to tap into the region’s potential. The permits cover hotel complexes, apart-hotels, leisure, and entertainment facilities. Many projects incorporate modern eco-friendly solutions and comply with European sustainability standards.
Experts note that by 2025, Larnaca will be able to offer tourists and residents dozens of new accommodation facilities, modern leisure zones, and an improved transport network. All of this will enhance the city’s competitiveness on the international stage and strengthen its status as a growing tourism and business destination in Cyprus.

Larnaca’s ΕΟΑ is actively modernizing the licensing process, aiming for faster and higher-quality application handling. This enables investors to launch projects quickly, while residents and entrepreneurs benefit from efficient urban planning. The main goal of the local authorities is sustainable development, business support, and transforming Larnaca into a strategic hub for tourism and entrepreneurship in the Eastern Mediterranean.
