Investment Boom in Cyprus: Luxury Real Estate Transactions Reach €197.7 Million

In the first quarter of 2026, the Cyprus luxury real estate market showed a notable surge in activity. According to data from analytical company Ask Wire, the total value of the 50 largest transactions reached €197.7 million, confirming sustained investor interest in high-value assets.

The combined value of the 10 largest transactions amounted to €83.9 million. The most expensive deal was the sale of a plot of land with an existing structure in the Moni area of Limassol, with a value of €19.7 million, highlighting strong demand for strategically located land assets.

Investment Geography: Limassol and Paphos Compete for Capital

The regional distribution of transactions shows a clear concentration of capital in two key districts—Limassol and Paphos. Although Paphos formally led the top ten ranking by number of individual deals, Limassol maintained its dominance in terms of total transaction value.

Across the full sample, Limassol accounted for 29 of the 50 largest transactions, with a combined value of approximately €107.2 million. Paphos ranked second with 17 deals totaling €71.8 million, demonstrating a diverse mix of investments ranging from land plots to luxury villas and premium residential properties, including assets in Peyia and the Agios Theodoros area.

Larnaca recorded more moderate but still notable activity, with one major transaction worth €9 million, while Nicosia and the free areas of Famagusta maintained only limited representation in the high-budget segment.

Land Emerges as the Key Asset of the New Investment Cycle

The structure of transactions deserves special attention. A significant share of the largest deals involved land plots, indicating the formation of a new investment cycle in construction and development.

According to Ask Wire experts, the fact that six of the ten most expensive transactions were related to land suggests that the market is already positioning for future development projects. This reflects a long-term investment strategy focused not on completed homes, but on the development potential of land. The trend is especially pronounced in Limassol, where limited availability of undeveloped land continues to drive plot prices higher and intensify competition among developers.

Against the backdrop of global economic uncertainty and elevated interest rates, the Cyprus property market remains one of the most resilient in the Eastern Mediterranean. Demand is also being supported by interest in long-term residency programmes, business relocation, and the limited supply of premium real estate in the coastal areas of Limassol and Paphos. This continues to sustain high prices and intensify competition for quality land plots.

ESG principles are also playing an increasingly important role. Investors are placing greater emphasis on environmental standards, energy efficiency, and sustainable development, gradually reshaping the structure of the island’s property market.
