Foreign investors remain the main players in the Cypriot property market.
They accounted for 40% of the total number of sales transactions in January 2025.
According to the Land Registry, 510 of the 1,275 contracts signed were for foreign buyers. At the same time, 68% or 347 transactions involved third country nationals, while 32% or 163 transactions involved EU buyers. This represents an increase of 12% compared to January 2024, when 455 transactions were registered with foreign investors.
The most popular destinations for home purchases by foreign investors were:
- Paphos with 36% of the market (184 transactions). At the same time, 119 purchases were made by non-EU investors and 65 transactions by EU citizens.
- Limassol is the second most popular region with a 28% share (146 transactions), of which 101 were by non-EU nationals and 45 by EU investors.
- Larnaca attracted 21% of the foreign buyer market (111 deals: 94 by non-EU investors and 17 by EU buyers).
In Nicosia and the free areas of Famagusta, foreign demand for property was more modest. In these cities, 36 deals (7%) and 31 deals (6%) respectively were concluded with non-EU nationals.
The growth in the share of foreign investment in Cyprus property thus confirms the island's continued attractiveness to foreign buyers. Interest from non-EU investors is particularly strong, underlining the strategic importance of Cyprus as an international investment destination.
