The consulting firm Ask WiRE has published a new study analyzing high-end property sales in Cyprus and highlighting the ten largest residential transactions completed in September 2025.
Key Deals and Regional Distribution
The total value of the 10 most expensive properties sold in September amounted to an impressive €21.3 million.
The biggest transaction took place in Limassol — an apartment in the Agios Antonis area sold for €5.1 million.
Limassol also ranked first in the number of luxury-property deals:
5 out of the 10 top sales occurred in the city, totaling €10.98 million. These included:
- Two office buildings in Mesa Geitonia, each sold for €1.68 million
- Two houses in Agios Tychonas, sold for €1.27 million and €1.25 million
In Paphos, three major luxury transactions were recorded:
- A house in Agios Theodoros sold for €2.7 million
- Two land plots in Pegeia, sold for €1.8 million and €1.5 million
In the Free Famagusta area, a land plot in Ayia Napa changed hands for €2.65 million.
Finally, Larnaca recorded a sale of a land plot in Oroklini for €1.7 million.
The combined value of the 50 most expensive real estate transactions in September (ten per district) reached €46.8 million:
- Limassol: 34.2% (€16M)
- Nicosia: 6.15% (€13.1M)
- Paphos: 24.1% (€11.3M)
- Free Famagusta: 15.7% (€7.35M)
- Larnaca: 12.8% (€6M)

According to Pavlos Loizou, CEO of Ask WiRE, September was a relatively calm month for the luxury property segment.
A total of 15 transactions above €1 million were registered, significantly influencing the monthly market volume.
The residential sector stood out:
- 22 sales of houses
- 6 sales of apartments
Land remained in demand as well:
- 13 fields
- 2 building plots were sold
Office property deserves special attention:
2 of the 5 office deals ranked among the ten most expensive transactions of the month.
The total value of office properties sold reached €6.1 million, which is comparable to the value of the top ten deals in all of Nicosia and even exceeds Larnaca’s total.
Experts note that the fact 4 out of 5 office transactions took place in Limassol fits perfectly with the city’s evolving development model.
In recent years, Limassol has increasingly positioned itself as the office and financial hub of the Eastern Mediterranean, attracting both local and international businesses seeking premium commercial space.
