The Cyprus property market continues to grow despite high interest rates and a limited supply of housing. According to the Department of Lands and Surveys, 2,040 property sale contracts were registered in the country in July 2026, 11% more than in July 2025. During the first seven months of 2026, the number of contracts reached 12,047, compared with 10,561 transactions recorded during the same period last year. Thus, the market grew by 14% overall.
Experts note that strong demand is being supported by both local buyers and foreign investors. The active construction of new residential developments, particularly in coastal cities, remains another contributing factor.
Property sales by city
Limassol remains the largest property market in Cyprus. In July, 695 transactions were registered, compared with 579 a year earlier, representing an increase of 20%. Between January and July, the number of property sale contracts in the city reached 3,959, compared with 3,304 during the same period in 2025. This also represents growth of 20%.
Larnaca continues to strengthen its position as one of the fastest-growing property markets in the country. In July, 436 transactions were recorded, compared with 395 a year earlier, representing an increase of 10%. During the first seven months of 2026, the number of sales reached 2,599, compared with 2,343 contracts registered a year earlier. This represents growth of 11%.
According to analysts, Larnaca's growing popularity is linked to large-scale infrastructure development, the construction of new residential projects, the modernisation of the port and major investments in the coastal area of Livadia. These factors make the district one of the most attractive locations for both living and investment.
In Nicosia, the market remains stable. A total of 423 transactions were registered in July, the same number as a year earlier. However, the capital still recorded positive growth for the January–July period. During these seven months, 2,564 property sale contracts were registered, compared with 2,432 a year earlier, representing an increase of 5%.
Paphos was once again among the leaders in terms of growth. In July, 395 transactions were recorded, compared with 342 in July last year, representing an increase of 15%. During the first seven months of 2026, the number of sales reached 2,387, up 20% from 1,995 transactions a year earlier. Strong interest in Paphos property continues to be supported by foreign buyers and demand for holiday homes, villas and high-end investment projects.
In the government-controlled areas of Famagusta, 91 transactions were registered in July, compared with 94 a year earlier. The decline was minimal at 3%. However, the market continued to grow over the January–July period. The number of contracts increased from 487 to 538, representing growth of 10%.
