The Department of Land Resources and Research has published the latest data on home sales in Cyprus to local and foreign buyers for April 2025.
The latest official stats show that the Cyprus real estate sector is doing really well. In April 2025, 1,404 homes were sold in the island nation. Of these, 60% were local buyers and 40% were foreign investors.
Sales of property in the local market.
The number of property transactions in the local market in April 2025 was pretty much the same as in April 2024: 852 compared to 855. If we look at Cyprus by city, we can see that the figure fell by 17% to 268 units in Limassol and by 13% to 145 units in Larnaca. In Nicosia, there was a 16% increase in transactions to 303 units, in the free areas of Famagusta there was a 33% increase to 40 units, and in Paphos there was a 32% increase to 96 units.
From January to April 2025, real estate sales to Cypriots went up by 11%. At the same time, the number of transactions during the period under review grew in almost all cities of Cyprus, except for Paphos, where the indicators remained stable — only 360 purchase and sale agreements were concluded. In Limassol, 1,091 properties were sold in the first four months (+6%), in Nicosia – 1,091 properties (+17%), in Larnaca – 654 properties (+17%), and in the free areas of Famagusta – 122 properties (+9%).
It's worth pointing out that the sales figures in this category include a bunch of 'unsaleable' deals, like loan restructuring, debt repayment and debt-for-asset swaps, which are agreed between banks and borrowers who've defaulted on their obligations. This is all part of the banks' efforts to reduce their portfolios of non-performing loans. Unfortunately, the Department of Lands and Surveys doesn't publish these figures separately.

Продажи недвижимости гражданам ЕС в апреле 2025 года увеличились на 18% по сравнению с аналогичным месяцем 2024 года. Рост был зафиксирован во всех городах Кипра, кроме Никосии (-7% или 26 единиц). В частности, в свободных районах Фамагусты число сделок увеличилось на 88% до 15 единиц, в Пафосе — на 8% до 56 единиц, в Ларнаке — на 3% до 31 единицы, в Лимассоле — на 132% до 58 единиц.
С января по апрель 2025 года продажи недвижимости гражданам ЕС выросли на 29%, до 724 против 561 за аналогичный период прошлого года. Лучшие показатели были зафиксированы в свободных районах Фамагусты (+56% или 67 единиц) и Пафосе (+41% или 251 единица). Далее следуют: Лимассол и Ларнака — на 38% до 183 единиц и на 18% до 131 единицы, соответственно. Никосия оказалась единственным городом, где количество заключенных сделок с гражданами ЕС в январе-апреле сократилось на 6% до 92 единиц.

Продажи недвижимости гражданам третьих стран в апреле 2025 года остались стабильными: было продано 366 объектов, что соответствует показателю, зафиксированному в апреле 2024 года. Если смотреть по городам, то:
- в Лимассоле заключили 135 сделок купли-продажи (+47%);
- в Никосии — 25 (+39%);
- в Пафосе — 86 (-32%);
- в Ларнаке — 99 (-10%);
- в свободных районах Фамагусты — 21 (+11%).
Наконец, с января по апрель 2025 года продажи недвижимости гражданам третьих стран выросли на 7%, с 1 388 до 1 499. При этом, количество сделок за рассматриваемый период снизилось в свободных районах Фамагусты на 12% до 58 единиц и в Пафосе — на 6% до 456 единиц. В остальных трех городах цифры выросли: на 11% до 400 единиц — в Ларнаке, на 21% до 482 единиц — в Лимассоле, на 16% до 103 единиц — в Никосии.

In April 2025, there were 18% more property sales to EU citizens than in April 2024. All the cities in Cyprus except Nicosia saw growth, with a 7% drop (26 units). There was a big increase in transactions in the free areas of Famagusta (88% to 15 units), Paphos (8% to 56 units), Larnaca (3% to 31 units) and Limassol (132% to 58 units).
From January to April 2025, sales to EU citizens went up by 29% to 724 compared to 561 in the same period last year. The best results were seen in the free areas of Famagusta (+56% or 67 units) and Paphos (+41% or 251 units). Next up were Limassol and Larnaca, with increases of 38% and 18% to 183 and 131 units. Nicosia was the only city where the number of transactions with EU citizens fell in January-April, by 6% to 92 units.
Selling property to people from other countries
The number of real estate sales to third-country nationals stayed the same in April 2025: There were 366 property sales, which is the same as the number recorded in April 2024. Here's the breakdown by city:
- In Limassol, we saw a 47% increase in sales, with 135 transactions being completed.
- In Nicosia, there were 25 (+39%).
- Paphos — 86 (down 32%).
- In Larnaca, it's 99 (-10%).
- In the free areas of Famagusta, there's been an increase of 21 (+11%).
Finally, from January to April 2025, sales to third-country nationals went up by 7%, from 1,388 to 1,499. At the same time, the number of transactions during the period under review decreased in the free areas of Famagusta by 12% to 58 units and in Paphos by 6% to 456 units. In the other three cities, the numbers went up: by 11% to 400 units in Larnaca, by 21% to 482 units in Limassol, and by 16% to 103 units in Nicosia.
So, while there have been a few small changes in some areas, the Cyprus property market has stayed pretty steady, varied, and attracted more and more international interest in 2025.
