According to a recent analysis by Landbank Analytics, the house rental market in Cyprus continues to show price growth and uneven distribution of listings across regions. The company examined 502 rental listings in July 2025 and identified key trends based on the number of listings and asking prices.
Limassol remains the leader in terms of demand and price
It confidently ranks first in terms of both the number of listings (64.3% of the total number of homes on the market) and price levels. The average rental rate here is €5,099 per month. Prices are particularly high for spacious villas. Six-bedroom homes rent for an average of €9,955 per month and five-bedroom homes for €8,431.
Even two-bedroom homes in Limassol cost an average of €2,119 per month, higher than similar properties in other areas of Cyprus.
Nicosia offers a wide range of affordable properties
The capital of Cyprus ranks second in terms of the number of houses available for rent (67 properties in total) and has the lowest average rent in the country: €2,756 per month. Most of the properties on the Nicosia market are 4-bedroom houses with an average rental price of around €2,791 per month. More affordable options are also available, however, with 2-bedroom houses starting at €1,000. The capital offers a balanced choice between space, price, and location, making it attractive to families and professionals.
Larnaca has stable demand and moderate prices
There are 54 houses available in Larnaca, averaging €2,908 per month. The main selection consists of 3- to 5-bedroom houses, while 2- and 6-bedroom properties are rare. 3-bedroom houses cost an average of €1,968 per month; 4-bedroom houses, around €2,709; and large, 5-bedroom residences, an average of €2,964.
Paphos has fewer offers but high rates
Despite the limited number of rental properties (only 46), Paphos boasts some of the highest average rental prices reaching €4,338 per month. This is due to the demand for spacious, elite villas. The average monthly rent is €5,700 for a 6-bedroom house and €5,358 for a 4-bedroom house. The small difference between these categories indicates consistently high interest in premium housing in this resort region.
In Famagusta, there is limited supply and a wide price range.
The rental market in Famagusta's available areas remains the smallest in terms of volume, with only 12 properties. The average rental rate is €3,138 per month. Interestingly, four-bedroom houses are cheaper to rent than three-bedroom houses due to the properties' specific characteristics rather than market trends. 5-bedroom villas are the most expensive properties (€5,250 per month), while 2-bedroom houses are the most affordable (€1,400 per month).
Landbank Analytics emphasized the clear imbalance between supply and demand in Cyprus. This is especially true for spacious houses, which are in high demand among families, expats, and wealthy tenants. Generally, the larger the property, the higher the price; in some areas, supply cannot keep up with demand.
Analysts predict this trend will continue in the coming months, particularly given ongoing business activity and growing interest in Cyprus as a place to migrate.
