The Department of Land Resources and Research published the latest data on property sales in Cyprus to local and foreign buyers in July 2025.
According to official statistics, the Cyprus real estate sector continues to actively recover. Last month, 1,832 homes were sold in the island nation. Of these transactions, local buyers accounted for 59%, while foreign investors accounted for 41%.
Real estate sales in the domestic market
Compared to July 2024, real estate sales in the domestic market in July 2025 increased by 8%, with 1,080 transactions compared to 1,000. Looking at Cyprus by city, sales increased in all regions except Limassol, where 319 transactions were concluded (-7%). In Nicosia, 351 sales contracts were signed (+31%); in Larnaca, 54 (+6%); in Paphos, 100 (+10%); and in the free areas of Famagusta, 54 (+6%).
From January to May 2025, real estate sales to Cypriots increased by 14%. During this period, the number of transactions increased in all Cypriot cities.
It should be noted that the actual sales figures in this category include a number of "non-sale" agreements, such as loan restructuring, debt repayment, and exchange for assets. These agreements are made between banks and borrowers who have defaulted on their obligations. The agreements are part of the banks' efforts to reduce their portfolios of non-performing loans. Unfortunately, the Department of Lands and Surveys does not publish these figures separately.
Real estate sales to foreign investors
Transactions with foreign investors increased by 14%, rising from 657 to 752 compared to July 2024. Sales increased in all cities except
Larnaca. More details:

- Paphos: 242 (+19%)
- Larnaca — 139 (-19%).
- Free areas of Famagusta: 40 (+25%).
From January to July 2025, sales of real estate to foreigners increased by 16% on an annualized basis. Sales increased in all Cypriot cities.
Real estate sales to EU citizens
Compared to the same month in 2024, real estate sales to EU citizens in July 2025 increased by 36%, from 202 to 274 units. Growth was recorded in Limassol (80% or 88 units), Nicosia (135% or 40 units), Paphos (33% or 96 units), and the free areas of Famagusta (6% or 17 units). In Larnaca, however, the number of transactions decreased by 31% to 33 units.
From January to July 2025, real estate sales to EU citizens increased by 28% across the island's cities.
Real estate sales to third-country nationals
Sales to third-country nationals increased by 5% in July 2025: A total of 478 properties were sold, compared to 455 in July 2024. By city, the figures are as follows:
- In Limassol, 172 purchase and sale transactions were concluded, an increase of 8%.
- In Nicosia, 31 transactions were completed, which is a 24% increase.
- Paphos: 146 (+11%);
- In Larnaca, 123 transactions were completed, which is a 14% increase.
- In the Free areas of Famagusta, there were 23 transactions, which is a 44% increase.
From January to July 2025, real estate sales to third-country nationals increased by 11%. Positive dynamics were recorded in all Cypriot cities.
