The performance of the domestic real estate market was impressive both in 2019 and in the beginning of 2020, before the outbreak of the pandemic, in terms of attracting foreign buyers.

It is estimated that the sales documents with foreign buyers in the years 2018 and 2019, but also in the first half of 2020 amount to 10,239, while it is shown that the dynamics of foreign buyers exceeds 40% of sales recorded throughout Cyprus.

According to the data of the Land Registry, in the half year January - June 2020, the sales of real estate to foreigners reached 1,391, of which 943 from buyers outside the EU and 448 from buyers within the EU. These sales accounted for 42.5% of the sales recorded nationwide in the first half of 2020.

Regarding 2018, the Cypriot real estate market recorded 4,367 real estate sales to foreign buyers, of which 2,939 from buyers outside the EU and 1,428 from buyers within the EU.

  • Paphos dominated in sales to foreigners in 2018 with a percentage of over 40% and a total of 1,764 sales documents, of which 1,010 to buyers outside the EU and 754 to buyers within the EU.
  • It was followed by Limassol with 30% or 1,299 sales, of which 1,032 to buyers outside the EU and 267 to buyers within the EU.
  • In Larnaca 689 sales were recorded, of which 543 from buyers outside the EU and 146 from buyers within the EU.

More specifically, throughout 2019 there were 4,481 sales of real estate to foreign buyers, of which 2,952 were buyers outside the EU and 1,529 buyers within the EU.

  • Paphos held the lion's share with 42.1% or 1,887 sales documents, of which 1,132 were for non-EU buyers and 755 for EU buyers.
  • Limassol accounted for about one in four sales, with 1,196 sales documents, between 910 for non-EU buyers and 286 for EU buyers.
  • The sales of real estate to foreigners in Larnaca had reached 738 in 2019, of which 549 were related to buyers outside the EU and 189 to buyers within the EU.
