The districts of Livadia and Oroklini in Larnaca are experiencing a period of rapid growth. Over the past two years, demand for real estate in these areas has surged to record levels, mainly due to the removal of oil storage facilities that had held back development for decades. Today, these neighborhoods are becoming the focus of large-scale infrastructure projects, with a total value approaching €30 million.
Mayor of Larnaca Andreas Vyras recently stated that for the city, Livadia and Oroklini are key development areas, with priority given to launching already prepared projects while simultaneously preparing new ones that will transform their image and strengthen their investment potential.
Oroklini: Cultural Heritage and Tourism Focus
Oroklini is a multicultural district where residents from more than 30 nationalities live. Soon, a major project will be launched to renovate its historic center, which has long been a point of attraction for both tourists and locals. Old streets will be restored, buildings converted into restaurants, galleries, and boutique hotels, while the tourism infrastructure will be revitalized. The works, estimated at €3.5 million, will be funded with the support of the European Agricultural Fund for Rural Development.
Equally significant will be the redevelopment of the Larnaca–Dhekelia coastal road. This €17.5 million project provides for the construction of a 3.5 km new road with four lanes, bicycle paths, green areas, and modern interchanges. Completion is scheduled for March 2026.
Oroklini will also see the renovation of parks, modernization of street lighting, the creation of a 1,000-seat amphitheater, and the construction of a sports and cultural center. These initiatives will strengthen the district’s position as one of the most promising areas for tourism and living.
Livadia: Rapid Expansion and New Challenges
Livadia has become the hub of intense construction following the clearance of land previously occupied by oil facilities. In the near future, work will begin on revitalizing its central core, with the renovation of Makarios Avenue, the creation of new public spaces, and green areas. The cost of the works is estimated at €3 million. Plans also include the renovation of St. Paraskevi Park, the Missing Persons Memorial Square, and the expansion of the Weaving Museum, which plays an important role in preserving the region’s cultural heritage.
At the same time, projects are underway to build a new eco-park, a school, and several public facilities. Special attention is being paid to safety: by the end of this year, the first phase of the €4 million flood channel modernization project will be completed, protecting Livadia from flooding and enabling the development of new recreational areas.
However, the most pressing issue remains the expansion of Panagouli Avenue. Planned as far back as 2009, this €12 million project has yet to begin. The road, which carries heavy daily traffic right next to two schools, poses a risk to residents. According to the latest information, work may not start before 2028, meaning a nearly 20-year delay.
Prospects for Residents and Investors
Livadia and Oroklini are becoming new growth points for Larnaca. Conditions are being created here for comfortable living, business activity, and tourism. New roads, public spaces, cultural, and educational projects make these areas attractive not only to locals but also to foreign investors seeking promising opportunities in Cyprus.
Infrastructure development combined with high housing demand promises further increases in real estate values, while the districts themselves are gradually transforming into examples of modern urban development that respect history and traditions.
