On Thursday, August 12, the Cyprus Deputy Ministry of Tourism announced that dozens of property owners have registered in the new Register of Self-Service Accommodation Establishments in less than a month. They need to do it to rent out their property through AirBnB or Booking.com.
The deputy ministry noted that they were pleasantly surprised by the responsibility of the homeowners, who were ready to provide all the necessary documents and receipts in order to get a special serial number.
According to the Deputy Ministry, the interest in filing applications from property owners has met all expectations.
As you may know, the application process for registering premises (villas, houses, apartments) in the new register started in July 2021.
According to the new rules, in order to enter the new register, owners must:
- Be registered with the tax department (have a taxpayer identification number or VAT, if required by the relevant legislation) of the Republic of Cyprus.
- Have valid home insurance, at least fire and natural disasters insurance.
Applications for registration in the register can only be submitted electronically through the website of the Deputy Ministry of Tourism: www.tourism.gov.cy. Applications are accepted from both individuals and legal entities.
According to the provisions of the new law, housing that is rented for short-term rent to tourists on a self-service basis is divided into three categories in the register of the deputy ministry:
- furnished tourist villas,
- furnished tourist houses,
Thus, when registering on Airbnb or Booking.com, property owners are now asked for the serial number assigned by the Government of the Republic of Cyprus in this Register. Without it, homeowners cannot register on internet platforms.
Prior to registration in the Register, homeowners were allowed to rent out their property, if they pay income tax, VAT, to the government and daily fees to local authorities. Now, the owners will pay an additional registration fee for each housing unit, which will be assigned a serial number of 222 euros for three years.
Most of the object registration process is planned to be completed by the end of 2021.
From 2022, the Cyprus Deputy Tourism Ministry intends to carry out inspections of landlords in order to identify violations. This includes checking the availability of registration and serial number in the Register, as well as compliance with the conditions for registering housing by an entrepreneur on Internet sites.
