Cyprus recently unveiled its first residential project built to the Passive House standard at an international conference in Germany. The project is a multi-apartment building currently under construction in the Latsia–Geri area as part of the Apostolos Andreas complex, and it is already being described as a new milestone for the island’s property market.

The project was presented in Essen, one of the world’s leading forums for energy-efficient construction. This is where experts discuss cutting-edge housing technologies with minimal energy consumption and near-zero utility costs. For Cyprus, this is a particularly important step, as the island’s property market is gradually evolving not only in terms of prices, but also in response to changing buyer preferences.

Which buyers are choosing passive housing

Experts note that interest in energy-efficient apartments in Cyprus is now being shown by several categories of buyers. First and foremost are young families, who are paying increasing attention not only to the purchase price of a property, but also to future electricity and air-conditioning costs. Against the backdrop of steadily rising energy tariffs, homes with low energy consumption are becoming increasingly attractive in the long term.

The second major category is foreign buyers from EU countries. For many Europeans, environmentally friendly housing standards have long been considered the norm, so investors and relocating families are actively seeking property in Cyprus equipped with modern insulation, ventilation, and energy-saving systems. Demand is particularly strong among buyers from Germany, Scandinavian countries, the Netherlands, and the United Kingdom. Many of them view Cyprus as a destination for permanent residence or remote work. The project in Nicosia is the first residential building in Cyprus to meet international Passive House standards. Such homes feature enhanced thermal insulation, airtight construction, and advanced engineering systems that significantly reduce energy consumption. According to specialists, cooling and heating costs in these buildings can be 70–90% lower than in conventional homes.

This is especially relevant for Cyprus’s hot climate. Summer electricity bills on the island continue to rise, and air conditioning remains one of the largest expenses for property owners. In addition, the European Union is gradually tightening environmental requirements for construction. Many developers in Cyprus are already having to adapt new projects to meet stricter energy-efficiency standards.

Experts believe that in the coming years, green real estate could become one of the fastest-growing segments of the Cyprus market, particularly in Nicosia, Limassol, and Larnaca, where modern residential construction is expanding rapidly.

Cyprus is focusing on sustainable construction

The Ministry of the Interior of Cyprus stated that the country’s participation in the international conference confirms its commitment to the development of environmentally friendly and sustainable housing. The project is being implemented as part of the government housing programme ktiZO, and its presentation in Germany sent an important signal to the island’s construction sector.

Against the backdrop of climate change, rising energy prices, and increasing pressure from the EU, Cyprus is steadily moving towards new construction standards, where energy efficiency, environmental sustainability, and lower operating costs for homeowners are becoming the key priorities.
