Cyprus Luxury Real Estate Market: Most Expensive Deals of October

Interest in premium real estate properties in Cyprus remains strong. This is evidenced by new data on transactions concluded in October 2025. In particular, the total value of the 10 most significant deals reached €87.6 million. Topping the list was a three-level apartment in the Potamos Germasogeia area of Limassol, priced at €15.2 million. Moreover, this city once again confirmed its status as the center of luxury residential development and a key magnet for investors focused on high-budget properties.

Limassol — the undisputed leader of the premium segment

Eight of the ten most expensive transactions in October took place in Limassol, effectively making it the monopolist of the luxury real estate market. Two more were concluded in the free areas of Famagusta, both in Ayia Napa, which continues to strengthen its position as a resort with investment potential. Notably, the total value of the eight high-end properties sold in Limassol amounted to €77 million, while the two in Ayia Napa totaled €11 million.

What exactly is being purchased in Cyprus

By transaction structure, the top ten included four residential properties with a combined value of €31.9 million. These included three apartments in the Potamos Germasogeia area and one private house in Ayia Napa. In addition, three land plots were among the most expensive sales, with a total value of €16.9 million, confirming strong interest not only in completed properties but also in options for future development.

Information on the ten most expensive properties sold in October 2025 was provided by Ask Wire, a company specializing in technological analysis of real estate transactions and construction activity in Cyprus. According to CEO Pavlos Loizou, Limassol plays a key role in the high-value real estate segment.

He noted that this city is where transactions involving seven- and eight-figure euro amounts are most frequently concluded. In his assessment, apartment sales at such price levels remain rare in other regions of Cyprus. The expert paid particular attention to Germasogeia, where stability and high transaction momentum in the premium segment have been maintained for many years.

Current market context

Against the backdrop of limited supply of luxury properties, sustained interest from foreign buyers, and the development of Limassol’s coastal areas, experts expect high price levels to persist in the near term. Premium real estate continues to be viewed not only as housing, but also as a long-term investment instrument, especially in locations with developed infrastructure and international demand.
