Home Sales in Cyprus Continue to Rise Thanks to Foreign Buyers

According to the latest data from the Land Department, July 2026 was a successful month for the Cyprus real estate sector. Sales are increasing across almost all regions of the island, while strong interest from foreign investors remains despite geopolitical instability in the region.

It is worth noting that since 2018, statistics have separately recorded buyers from European Union countries and non-EU countries. Before that, all transactions involving foreign buyers were grouped into a single category.

Local Buyers Maintain the Lead

In July, Cypriot citizens concluded 1,211 property sale transactions. This represents 59% of all registered sales during the month. Compared with July 2025, when 1,080 transactions were recorded, the figure increased by 12%. However, the situation varied across different regions. Domestic demand declined:

  1. in Larnaca — by 13%, to 232 transactions;
  2. in the free areas of Famagusta — by 9%, to 49 transactions.

Meanwhile, the remaining districts recorded solid growth:

  1. Limassol — 445 transactions (+39%);
  2. Nicosia — 358 transactions (+4%);
  3. Paphos — 129 transactions (+29%).

During the first seven months of 2026, the domestic market grew across all districts of the country. Limassol recorded the strongest increase, with sales up 24%. It was followed by the free areas of Famagusta (+10%), Nicosia (+5%) and Paphos (+3%).

Foreign Buyers Continue to Support the Market

Demand from foreign investors remains one of the main drivers of growth in the Cyprus real estate market. In July, EU citizens registered 277 property sale contracts, compared with 274 a year earlier, representing an increase of 1%. Despite a decline in activity:

  1. in the free areas of Famagusta — -35%;
  2. in Limassol — -32%;
  3. in Nicosia — -20%,

other regions recorded significant increases in the number of transactions:

  1. Larnaca — +91%;
  2. Paphos — +16%.

During the first seven months of the year, Paphos recorded the strongest growth in demand among EU citizens, with the number of transactions increasing by 46%. Growth reached 36% in Larnaca, 10% in Nicosia and 2% in Limassol. The only region where sales to European buyers declined was the free area of Famagusta (-3%).

Even more impressive results were recorded among buyers from countries outside the European Union. In July, they purchased 552 properties, compared with 478 a year earlier, representing growth of 15%. The strongest increases were recorded in:

  1. Larnaca — 150 transactions (+42%);
  2. the free areas of Famagusta — 31 transactions (+35%);
  3. Limassol — 190 transactions (+10%);
  4. Paphos — 155 transactions (+6%).

Only Nicosia recorded a decline in activity, at -16%. From January to July 2026, property sales to buyers from non-EU countries increased by 19%, with all districts recording double-digit growth rates.

Paphos Strengthens Its Position as the Market Remains Resilient

The statistics confirm that foreign investors continue to play an important role in the Cyprus real estate market. During the first seven months of 2026, EU and non-EU citizens accounted for 41% of all property sale transactions on the island.

Paphos continues to attract the greatest interest from overseas buyers. The region remains one of the most sought-after destinations thanks to its combination of a high quality of life, well-developed tourism infrastructure, stable rental demand and a wide selection of modern residential developments. Limassol and Larnaca also continue to record strong activity, with major residential and investment projects under development.

Experts note that resilient domestic demand, active mortgage lending, growth in the number of new construction projects and continued interest from foreign investors are helping the Cyprus real estate market maintain its positive momentum. If current trends continue, 2026 could become one of the most successful years for the island's real estate market in recent years.
