Cypriots and Foreigners Are Actively Investing in Real Estate

October 2025 became one of the most successful months for the Cypriot real estate market in recent years. According to the Land Registry, 1,638 sale contracts were registered during the month — 24% more than in October 2024 (1,318 contracts).

Overall, during the first ten months of 2025, the number of property transactions increased by 14%, reaching 14,811 sales, compared with 12,952 during the same period last year. Growth was recorded across all regions of the island, indicating strong buying activity among both locals and foreign buyers.

Where Are People Buying the Most?

Limassol remains the leader, with 4,646 sales, an increase of 13.5% compared to last year.

Next is the capital, Nicosia, with 3,363 sales and a 16.4% increase.

Larnaca recorded 3,211 transactions (+15.5%), while Paphos showed 12.3% growth, reaching 2,869 sales.

Even Famagusta, traditionally a less active market, recorded growth of 13.9%, demonstrating consistently high interest across the country.

Who Is Buying Property in Cyprus?

The domestic market still accounts for the majority of purchases. In October, 58.3% of all transactions (955 sales) were made by Cypriots.

Buyers from EU countries completed 232 transactions (14.2%), while buyers from non-EU countries accounted for 451 transactions (27.5%).

From the start of 2025:

  1. Cypriot buyers purchased 8,913 properties (60.2% of all sales)
  2. EU buyers: 1,960 transactions (13.2%)
  3. Non-EU citizens: 3,938 transactions (26.6%)

These figures confirm Cyprus’s status as one of the most attractive destinations for investors and those seeking permanent residence.

What Awaits Buyers: New Rules on the Horizon

Despite rising demand, Cypriot authorities plan to tighten controls on real estate transactions, particularly for buyers from outside the EU. Parliament is currently reviewing three draft laws aimed at strengthening regulations for foreign buyers and increasing transparency in transactions involving companies with foreign ownership.

Experts note that these changes should not affect market stability but may limit speculative purchases and create more balanced conditions for local buyers.

Amid economic growth and sustained demand, 2025 has become one of the most active years for Cypriot real estate. Housing prices continue to rise at a moderate pace, and the high liquidity of the market makes real estate investment a safe and promising option.
