The Cyprus Department of Environment has approved the expansion of the popular seaside Crystal Springs Beach Hotel, located in the Vrysoudia area of the Paralimni-Deryneia municipality. The project, valued at €13.5 million, will be implemented by Devora Ltd. According to the environmental assessment, the construction will not have a negative impact on the surrounding environment or the nearby Natura 2000 protected areas, which was a key condition for the permit.
Architecture and New Leisure Opportunities
The new 26-meter-high hotel building will include a basement level, a spacious lobby on the ground floor, and six residential floors. Guests will be offered 252 modern double rooms, as well as family apartments and stylish suites. The project also includes landscaping, new recreational areas, swimming pools, and additional restaurant spaces.
For guest convenience, new parking areas will be created, while the existing open lots on the northern side of the complex will be redeveloped. In addition to the expansion, upgrades are planned for the current infrastructure: modernization of the entrance area, renovation of bars, improvement of indoor pools, and the creation of a panoramic rooftop restaurant.
Implementation Phases and Impact on Real Estate Market
The large-scale project will be implemented in three phases, covering the basement, ground levels, and residential floors. Importantly, the reconstruction will not only increase the hotel’s capacity but also enhance its investment appeal. Real estate experts note that such projects boost interest in Cyprus’s coastal regions, particularly Ayia Napa and Protaras, where demand for both hotel and residential properties continues to grow.
Environmental Balance and Nature Protection
The nearest special protection zone, Deryneia, is located 3.6 km from the construction site, meaning the impact on local ecosystems will be minimal. The project area is home to regional plant species such as palms, olive trees, tremithia, and shinia, as well as nine species of birds, seven of which are permanent residents. All measures to safeguard flora and fauna will be strictly observed during construction.
Tourism and Prospects
The expansion of the Crystal Springs Beach Hotel will play a key role in Cyprus’s strategy to develop its tourism infrastructure and raise service standards. By 2026, the island aims to set a new tourism record, expecting more than 4 million visitors annually. The development of the hotel base, combined with a sustainable environmental approach, will strengthen Cyprus’s position as a leading destination for family, beach, and investment tourism in the Eastern Mediterranean.
