Construction Materials Prices Rise Again in Cyprus

According to official data released on Monday, May 18, by the Statistical Service of Cyprus, the Construction Materials Price Index rose by 1.38% in April 2026, reaching 120.67 points. The index uses 2021 as the base year, with a value of 100.

This confirms that a steady upward trend in construction material prices continues across the island.

Market analysts attribute the increase to ongoing production, logistics, and raw material import costs, as well as strong demand in the construction sector, which remains active amid major infrastructure and residential projects throughout Cyprus.

Price Growth by Product Category

Among the main product groups, the most significant increase was recorded in electrical and engineering materials, which rose by 2.29%. Metal products followed closely, becoming 1.81% more expensive compared with April 2025. Timber products, as well as insulation materials, chemicals, and plastics, increased by 1.76%. Mineral raw materials rose by 1.59%, while manufactured mineral products posted the smallest increase at just 0.06%. This highlights uneven pricing pressure across the construction supply chain, with imported and energy-intensive materials rising faster than others.

Monthly Trends and the Start of 2026

Compared with the previous month, March 2026, the Construction Materials Price Index increased by 0.64%. This positive movement confirms a stable trend of rising resource costs at the beginning of the construction season. Over the first four months of 2026, the index was up 1% compared with the same period in 2025.

Economists note that this trend may directly affect the cost of new construction projects, particularly in the residential and infrastructure sectors. Developers in Cyprus are already budgeting for higher material costs, which is gradually being reflected in property prices.
