Askos Bay Villas: Luxury Seafront Villas Coming to Paphos

A new premium resort villa development, Askos Bay Villas, is planned for the coastal area of Peyia, one of the most popular districts of Paphos. The total investment is estimated at €4.4 million.

The project has already received a positive opinion from the Cyprus Department of Environment, meaning construction can soon move into the implementation phase. According to the plans, the development is expected to take around four years to complete.

A modern seafront residential development

Askos Bay Villas will be built on a site overlooking the Mediterranean Sea. The project includes the construction of 12 detached villas, all designed in a contemporary architectural style. Thanks to the cascading layout on the hillside, nearly every residence will enjoy panoramic coastal views.

The northern section of the development will feature four three-storey villas with three bedrooms. Each property will consist of four levels: a basement, ground floor, first floor and accessible rooftop terrace. The built area of these homes will range from 165.25 m2 to 180.08 m2, while the building footprint will range from 77 m2 to 87.75 m2.

South of the internal road, another eight villas will be built, most of them with four bedrooms, while one will have three bedrooms. These homes will consist of two levels. Their built area will range from 135.8 m2 to 195.64 m2, with footprints ranging from 84.97 m2 to 118.19 m2.

Although the plot allows for the construction of up to 2,430.6 m2 of residential space, with an additional 20% planning bonus under development regulations, the developer has opted for a more compact concept. The total built area will amount to 1,983.6 m2, while the combined building footprint will be 1,091.02 m2. This approach will preserve more open space and allow the project to blend harmoniously into the natural landscape.

Infrastructure and sustainable solutions

The development will provide 21 parking spaces, including two designated for people with disabilities. The project also includes the construction of three swimming pools, each with a capacity of 21.5 m3. During construction, local excavation works will be carried out for foundations and underground areas. The maximum excavation depth will range from 3 to 4 metres, reflecting the site's natural topography.

Particular emphasis will be placed on environmentally friendly technologies. The development will include its own tertiary wastewater treatment plant with a daily capacity of 14.62 m3. All equipment will be installed in underground tanks. Once treated, the water will be reused for technical purposes and landscape irrigation. Such solutions are becoming increasingly important in Cyprus, where the efficient use of water resources is a growing priority due to the island's hot climate and limited freshwater reserves.

What the new development means for Cyprus' property market

According to the project designers, the development will accommodate approximately 86 residents at full occupancy. Construction will follow traditional methods using reinforced concrete, brick and other widely used building materials. This approach ensures long-term durability while meeting modern construction standards in Cyprus.

The launch of Askos Bay Villas reflects the continued interest of developers in the island's western coastline. Peyia, Coral Bay and the surrounding Paphos area continue to attract buyers thanks to their sea views, well-developed infrastructure and strong investment potential. In recent years, Cyprus' property market has maintained steady demand for high-quality seafront developments.

Modern villas featuring energy-efficient technologies, private swimming pools and environmentally friendly engineering solutions are particularly sought after.
