Evaeros Properties Ltd plans to develop and operate the integrated Akamelia residential complex in Neo Chorio, in the Paphos district. The project provides for the construction of 29 residential houses and a public-use building. The latter will include a spa, a relaxation area, swimming pools and a restaurant.
In addition to the residential properties, the site will include internal pedestrian paths, parking spaces, green areas, water features, an area for utility equipment and a waste storage facility. The construction of an Electricity Authority of Cyprus (EAC) substation is also planned. The total area of the land plot is 13,713 m2.
Investment — €13.3 million
According to the information documentation submitted to the Department of Environment, the project is estimated to cost €13.3 million, while construction is expected to take around 30 months. At maximum occupancy, the complex will be able to accommodate around 80 residents at the same time. The number of visitors is estimated at about 10 people, while around 15 employees will work on the site.
According to the investor’s plans, the development of the complex should improve the area’s residential and tourism infrastructure, while also creating new jobs and supporting the local economy. Particular attention is being paid to the wastewater system. An underground biological tertiary treatment plant for municipal wastewater and a storage tank for treated water are planned for the site. After treatment, the water is expected to be reused, primarily for irrigating the complex’s green areas.

Near Akamas, but outside Natura 2000
The complex is planned to be built in the “Loures” area within the administrative boundaries of Neo Chorio. According to the environmental documentation, the project site itself is not located within a Natura 2000 area and does not border one. The nearest protected area is the “Akamas Peninsula” Special Area of Conservation. It is located approximately 1 km to the west and 1.2 km to the southeast of the study area.
This is an important point for the project given its location in the Paphos district and its proximity to the natural areas of Akamas. The final implementation of the development will depend on obtaining the necessary permits and completing the required procedures.
