A Modern University Campus to Be Built in the Heart of Limassol

The Cyprus University of Technology (CUT/TEPAK) has announced the launch of an open architectural ideas competition for the development of the master plan for the university’s Second Development Hub in Limassol. The new campus will form an important part of the university’s expansion and will create modern teaching, research and public spaces in the heart of the city.

The project is considered one of the most significant higher education infrastructure developments in Cyprus. It is intended to support Limassol’s further growth as a national centre for education, research and innovation.

Project Details

The second campus will be developed on the site of the former Limassol General Hospital and the First Technical School. The plots were officially transferred to CUT by a decision of the Cyprus Council of Ministers in February 2024.

The future university complex will form part of a wider programme to create a modern, sustainable and integrated urban campus environment. Unlike traditional university campuses located outside urban areas, CUT continues to develop its “university within the city” model, under which teaching buildings, research centres and public spaces become part of the city’s infrastructure.

The development of the new campus is also expected to have a positive impact on the economy of central Limassol by supporting business activity, services, the rental housing market and urban infrastructure.

Competition entries will be accepted until 7 December 2026 at 12:30. Once the jury completes its evaluation, the selected concept will form the basis of the future master plan for the new campus. The winning proposal will subsequently serve as the starting point for the design and construction of the second phase of CUT’s development.

Architects to Present Designs for a Modern University of the Future

The main objective of the competition is to select a concept that combines:

  1. modern architecture;
  2. functional teaching and learning spaces;
  3. environmental sustainability;
  4. accessibility for all categories of visitors;
  5. harmonious integration into the historic urban environment.

The competition is being organised with the participation of the Cyprus Scientific and Technical Chamber (ETEK), which is providing technical support and overseeing the transparency of the procedure. Particular attention will be paid to building energy efficiency, the creation of comfortable public spaces, landscaping, the development of cycling and pedestrian infrastructure, and the use of modern construction technologies that comply with European environmental standards.

A New Stage in the Development of CUT and Limassol

CUT Rector Professor Panayiotis Zaphiris noted that the launch of the competition marks an important milestone in the implementation of a strategic project for both the university and Limassol as a whole.

According to him, the new university infrastructure should serve education, scientific research and society for many decades. The project provides for the creation of an open academic environment that will become a place for interaction between students, lecturers, researchers and city residents.

Today, CUT is one of Cyprus’ leading public universities and continues to expand its academic programmes, research activity and international cooperation each year. The growing number of students and research projects requires the development of new, modern facilities.

The construction of the new campus is expected to become one of Limassol’s largest educational projects in recent years. It will enhance the city’s appeal to international students and researchers and strengthen Cyprus’ position as a regional centre for higher education and innovation in the Eastern Mediterranean.
