The Cyprus Department of Environmental Protection has granted planning permission for a new commercial development called Apple Tree & Pear Office.
According to the release, it will be located within the administrative boundaries of the Strovolos area of Nicosia.
Incidentally, the development site is located at the junction of 2 major avenues in the city (Strovolos and Spyros Kyprianou). It is currently occupied by a two-storey building which will be demolished.
The project involves the construction of two buildings. Building A will consist of eleven ground floors with a total height of 42.3 metres and Building B will consist of five ground floors with a height of 19.5 metres. The buildings will have two common basement levels and two ground levels. At the same time, they will be functionally completely independent.
The tower will have large conference rooms, spacious offices and a cafeteria. The five-storey building will have office space only. There will be a large reception area on the common ground floors. Work on the major project is expected to start soon and will take approximately 28 months. The Apple Tree & Pear Office will cost €20 million to build.
Project features:
- Class A energy efficiency
- Thermal and acoustic insulation
- VRV concealed air conditioning
- Ventilation systems
- Lighting system
- Security system
- Fire protection and suppression systems
- Double glazed façade
- Structured cabling system
- Fibre optic cables
- CCTV cameras
- Controlled access system
The main objective of the project is to meet part of the labour and commercial needs of Nicosia. The construction of Apple Tree & Pear Office is expected to create new jobs and further strengthen the area by enhancing the socio-economic character of the area.
As a reminder, the demand for office space in Cyprus today far exceeds the supply. Therefore, local developers are actively building commercial properties to meet the growing demand.
