The Cyprus Department of Environment has given the green light to A.A. Papaellinas Commercial Ltd. to build a new retail and office complex.
The €50 million project will be set up in Engomi, Nicosia. We'll get going as soon as we've got all the documents we need, and it should take about two years.
The developer's press release says that the project involves building a 9.5-metre-high multi-purpose building, which will have modern office space, a gym, cafés and restaurants, small shops and a supermarket. Just to let you know, the plan is to open a new AlfaMega branch in this location.
The site's 33,711 m2 in total, the building will take up 11,642 m2, and the floor area will be 12,135 m2. The project will be right next to other residential and commercial buildings.
The complex will have 640 parking spaces, 379 of which will be located in an underground car park (including 13 spaces for people with disabilities), and 261 on the first level of the building (including 12 spaces for people with disabilities). We're also going to have another 17 parking spaces for bikes.
We're going to install photovoltaic panels on the roof of the building to reduce the impact on the environment and cover some of the energy needs of the development. We're expecting these to cover at least 25% of the project's energy needs. The commercial part of the complex will be able to handle up to 13,000 visitors a day. The office bit will be able to fit around 140 employees at the same time.
Just to flag up, the Cyprus Department of Environmental Protection has given the green light to the construction of the complex, but there are a few mandatory conditions attached. The developer has to:
- Make sure you use soundproofing materials and structures, as well as low-noise equipment when you're doing the building work.
- Only use licensed companies to collect and remove waste. Make sure you separate waste into the following categories: glass, paper, plastic and bio-waste. And put waste containers in the places the council has agreed to.
- Get a press for cardboard and other solid waste disposal systems.
So, the future complex in Engomi is set to be a great project that'll be good for business and the environment, and it'll consider what the city's residents want as well as the environment.
