A new tourism complex worth €50 million is planned for the Ayia Napa coastline. The project has been proposed by Aesara Investments Ltd. The complex will be developed in the Limnara area, on a stretch of coast between the residential part of Ayia Napa and Cape Greco, south of Kryou Nerou Avenue. The Mare Ayia Napa tourism complex is already located in the eastern part of the same area.
The project will combine a 5-star hotel with a residential building containing apartments intended for permanent living. The apartments are also planned to operate under a condo-hotel model, combining hotel services with individual ownership of residential property.
What Will Be Built on the Ayia Napa Coast?
The main part of the project will be a 324-room hotel with capacity for 648 guests. The building will include a basement level, a ground floor, and four upper floors. The complex will also feature 33 two-bedroom villas or bungalows that will form part of the hotel infrastructure.
A separate residential building will include 20 apartments. It is planned with two underground parking levels, a ground floor, and four upper floors. Parking for 321 vehicles is planned for visitors and residents of the complex, including 12 spaces for people with reduced mobility. The total floor area of the development will be 29,538.6 m2, while the site coverage by buildings and structures will amount to 10,519.2 m2.

Pools, Spa Center and Restaurants: Complex Infrastructure
The project includes extensive leisure and entertainment facilities designed for hotel guests as well as visitors to other parts of the complex. The hotel’s basement level is planned to include:
- a spa center and indoor swimming pool;
- a gym;
- a cinema room;
- a children’s activity room;
- shops;
- staff facilities;
- parking spaces.
The ground floor will include the main restaurant, breakfast area, café, reception desk, bars, offices, shops, and covered terraces. The project also provides for several swimming pools, including a children’s pool, a main pool with a waterfall, indoor and outdoor spa pools, and a separate pool for infants.
Special requirements apply to facilities located near the sea. Under conditions set by the Department of Environment, only landscaped green areas will be permitted within the coastal protection zone. Buildings are not planned closer than 40 m to the boundary of this zone. Certain swimming pools are exempt from this restriction.
When Will Construction of the New Ayia Napa Hotel Begin?
According to the information report submitted to the environmental authorities, construction will begin after all required permits have been obtained. The estimated construction period is 24 months. The project timeline will therefore depend on completion of the approval process. At this stage, the development remains a proposed tourism complex rather than a completed project or an operating hotel.
The €50 million project combines hotel, residential, and recreational facilities on the Ayia Napa coastline. If approved and developed as proposed, the complex will add 5-star accommodation, villas, and apartments to the resort’s tourism offering.
