The Nicosia District Local Government Organisation (EOA) has launched a new digital service featuring a register and interactive map of dangerous buildings. The platform allows residents to check online whether a particular property has officially been declared unsafe or requires repair work.
The creation of the service forms part of the wider digitalisation of public services in Cyprus and is intended to improve public safety, particularly following several fatal building collapses in the country.
More Than 700 Buildings Already Listed
The digital database includes properties that the competent authorities in the Nicosia district have officially classified as dangerous or in need of restoration work. A total of 712 buildings are currently included in the register. Of these:
- 657 buildings have been declared dangerous;
- 55 properties require repairs;
- 310 buildings are located in urban areas;
- 402 properties are located in rural areas.
The register covers 72 administrative areas within the Nicosia district. Users can search for properties in two ways: by entering the name of an administrative area or by using the interactive map. The database is updated automatically following new inspections and official decisions. EOA specialists regularly carry out on-site building inspections. These inspections cover both properties transferred to the organisation on 30 April 2025 following the local government reform and new cases subsequently referred for examination.
Why the Digital Map of Dangerous Buildings Was Created
The open register was created in response to growing concern over the condition of Cyprus’ ageing housing stock. The main objectives of the new system are to:
- provide residents with up-to-date information on the condition of buildings;
- increase transparency in the work of public authorities;
- accelerate the identification of potentially dangerous properties;
- improve public safety and reduce the risk of emergencies.
According to the authorities, open access to this information will allow property owners to make repair decisions more quickly, while prospective buyers and tenants will be able to assess the condition of a property in advance. The digital register will also help municipal services plan inspections more effectively and monitor whether owners of unsafe buildings comply with official instructions.
Authorities Tighten Controls Following Fatal Incidents
The safety of ageing buildings became a major concern for the Cyprus authorities following a series of incidents. The most tragic case was the partial collapse of a residential building in the Germasogeia area of Limassol on 11 April 2026, which killed two people. Large-scale inspections were subsequently launched across the country. In Limassol, the District Local Government Organisation installed warning signs near 36 unsafe buildings and initiated legal proceedings to secure the compulsory evacuation of residents from the Sea Gate residential complex in Germasogeia. In Larnaca, residents of several unsafe buildings near the port also received eviction notices. The authorities arranged temporary hotel accommodation for some families until their housing situation could be resolved.
Cyprus Prepares New Rules for Dangerous Buildings
Work is also continuing on legislative changes. Parliament is considering a bill that would significantly tighten the rules governing dangerous buildings. The proposed legislation provides for faster inspection procedures, broader powers for local authorities and more rapid decisions on repairs or the evacuation of residents where there is a safety risk.
In July 2026, Interior Minister Constantinos Ioannou described the adoption of the legislation as one of the government’s main priorities. However, the bill is still under parliamentary consideration. Experts note that the launch of the digital register is only the first stage of a broader reform of Cyprus’ system for monitoring the structural condition of buildings. Similar digital services may eventually be introduced in other districts, paving the way for a unified national database of unsafe properties and a higher level of public safety.
