Large mixed-use development to be built on KEAN factory site in Limassol

A major mixed-use development worth €189m is to be built in the Agios Athanasios area of Limassol. The project will be built on the site of the current KEAN factory, which will be demolished.

The developer recently submitted an application for a building permit to the Ministry of the Environment. According to the Ministry, public discussions on the project will continue until 11 May 2025. This is a unique opportunity for the residents of Limassol to express their opinions and make suggestions on the future of such an important urban space.

It is worth noting that this project promises to be a key element in the urban regeneration of the city. A huge complex of five high-rise buildings - four residential towers and an office centre - with a total built-up area of 58,461m2 is planned for the site adjacent to Promakhon Eleftherias Avenue.

The main elements of the project are:

  1. Four residential buildings (from 9 to 19 storeys, with a total of 317 apartments);
  2. An office tower of 17 storeys and 71 metres in height, which will be a commercial hub;
  3. Shopping and entertainment areas on the ground floors of the buildings;
  4. underground and semi-subterranean parking for 1,167 cars, 92 of which will be reserved for people with disabilities;
  5. A public square of 6.5 thousand m2, which will be the centre of the social and commercial life of the complex;
  6. Landscaping and the planting of 220 new trees, including the replanting of olive trees that have historically grown in the area.

The central idea of the project is to integrate the new spaces into the existing urban environment with a focus on sustainable development. Particular attention will be paid to preserving the natural features of the area around the development. A traffic impact study will also be carried out to ensure that the new development is harmoniously integrated into Limassol's transport network.

The project will be implemented in three phases. In January 2026, the construction of residential buildings 4 and 5 will start. This will be followed by the construction of office tower 3. The two high-rise residential towers 1 and 2 will be completed by December 2031. Prior to the start of construction, the old KEAN factory will be demolished, which requires a separate permit.

The project is an example of how to combine the past and the future - transforming an industrial symbol of the city into a dynamic, multi-functional environment that meets the needs of modern society. The large-scale complex will become a new architectural landmark, create comfortable living and working conditions, open up new prospects for business, and at the same time contribute to the development of green areas and improve the quality of the urban environment.
