Construction Boom Recorded in the Free Areas of Famagusta

A sharp increase in the number of issued urban planning and building permits has been recorded in the free areas of Famagusta. This was recently announced by the District Self-Government Organization.

According to official data, in 2025 a total of 2,384 permits were issued, including 1,274 urban planning permits and 1,110 building permits. For comparison, in 2024 this figure stood at only 698 permits, including 353 urban planning and 345 building permits. Thus, the overall increase exceeded 240%, indicating a significant activation of the construction sector in the region.

Acceleration in 2026

The positive trend continues in 2026. By March alone, 641 permits had already been issued, confirming a stable upward trajectory in construction activity. In March 2026, growth reached 11.5% compared to the previous month and 44% compared to March of the previous year.

February 2026 also showed strong results: an increase of 38.65% compared to January and 30.63% year-on-year. In January 2026, growth reached 8.66% compared to the same period last year. These figures demonstrate faster procedures and improved efficiency of the authorities.

Reasons for growth and reforms

Authorities noted that such results became possible thanks to improved internal processes, stronger coordination between departments, and the introduction of measures for faster application processing. In recent years, Cyprus has been actively implementing digital solutions and simplified procedures, reducing waiting times and increasing transparency.

Additionally, the growing interest in construction is driven by strong demand for real estate, especially in coastal regions, as well as investment activity from foreign buyers. In 2026, the Cyprus real estate market continues to demonstrate resilience despite external economic factors.

The acceleration in permit issuance is seen as a key factor in the development of the region’s economy and infrastructure. It directly affects the pace of residential, commercial, and tourism-related construction.

Authorities emphasize that the long-term goal is to create a modern, transparent, and efficient system that supports development while minimizing bureaucratic delays. This approach is particularly important amid growing housing demand and the need to respond quickly to market needs.
