The 5-star Aeneas Resort in Ayia Napa, owned by the renowned Atlantica Hotels & Resorts chain, is preparing for a major modernization after receiving an environmental permit for construction work. This marks the beginning of a large-scale upgrade of one of Cyprus’s most prestigious hotel areas, focused on international visitors and high-end family holidays.
The resort already features 220 rooms, including a central building and standalone bungalows with 194 units surrounded by lush greenery. The main entrances are located on Nissi Avenue and Sotou Hatziprokopiou Street, providing convenient access to Ayia Napa’s popular beaches and the town center.
What will change: new buildings, pools, and landscaping
The €17 million project includes significant changes to the resort’s architecture and infrastructure. The main addition will be a new six-story building with 100 rooms, covering more than 4,200 m². It will house a spacious lobby, bar, gym, storage areas, and an underground parking lot. Solar panels and technical equipment will be installed on the roof, while a 173 m² swimming pool and a poolside bar will be located nearby.
In addition, two new two-story bungalows will be built, each with four rooms and a total area exceeding 500 m². These will replace older single-story structures that will be demolished. In the western part of the resort, six new pools will be added—four next to existing buildings and two beside the new ones.
The main hotel building will also see an expansion of the adults-only restaurant, including a terrace overlooking the open-air stage. Some rooms will be converted into laundry and storage areas, while office spaces will be renovated.
Eco-friendly approach and guest comfort
The project places strong emphasis on sustainability and environmental protection. It includes the use of energy-efficient technologies, photovoltaic panels, and water purification systems. The resort grounds will feature a new underground car park for 54 vehicles and an open parking area for 20 more, including spaces for people with disabilities. The surrounding area will be landscaped with walking paths, a mini-park, and a children’s playground open to both guests and local residents.
Timeline and regional significance
According to preliminary estimates, the work will take about eight months, with around 30 specialists on site daily. Construction will use modern, safe materials that meet European standards.
Aeneas Resort is located in the heart of Ayia Napa’s resort zone, close to popular beaches such as Nissi Beach, Vathia Gonia, and Landa, as well as natural forest areas including Agios Nikandros, Ayia Napa Coast, and Sotira Forest.
