10 big ongoing projects in Cyprus

In the first quarter of 2024, the Cyprus Environment Ministry issued construction permits for a number of major projects on the island.

Many of them have already entered the active implementation phase. Among the most ambitious are

A luxury villa complex in Paphos

Carducci Estate's €4 million complex will grace the Peyia area of Paphos. The project will include 19 luxury villas with swimming pools. The total area of the plot will be 11,015 m2 and the total area of the residential units will be 1,750 m2.

Metropolitan Private Hospital, Paphos

The project is owned by the Stargem Group. According to the developer, the large medical facility will be built in the village of Mesogi, in the Paphos district. The project includes two buildings: a hospital block and an office block. The total area of the land allocated for the development is 27,426 m2. Of this, 21,780 m2 will be occupied by high-rise buildings.

A mixed-use development in Paphos

The project will be located in the Agios Theodoros area. The total area of the plot will be 8,212m2 and the complex will be 3,253m2. At the same time, 1,231 m2 will be reserved for green areas.

The complex will consist of four multi-storey buildings. The height of the buildings will be 60 metres. Each building will consist of two underground floors and twelve ground floors, which will be connected to the basement. According to the idea, the complex will be equipped with modern offices (2 ground floors) and luxury apartments (10 ground floors). For the convenience of owners and residents, the project will include a gym, lounge areas, indoor and outdoor terraces, shops, rooftop swimming pools and a spacious 2-storey car park.

Office complex in Larnaca

Quince Properties is developing a €3.5 million office complex in the Livadia area of Larnaca. It is a 12-storey building with a height of 54.2 metres and a total area of 335 m2.

The ground floor of the building will be used as a reception area, and a decorative overflow tank will be installed at the main entrance, on which a floating platform will be built. The complex will feature an extravagant architectural design and spectacular panoramic views. Once operational, the building will be able to accommodate around 100 employees.

Berengaria Hotel in Troodos

Among the projects that received approval by 24 April, the project to revive and operate the Berengaria Hotel in the village of Prodromos stands out.

The project, which has an estimated construction cost of €40 million, includes the reopening of the hotel, the construction of villas and apartment blocks, and the paving of the road.

The construction of the project will take place in five phases and includes

  1. a) the vertical division of the land into three plots and the construction of a road and green areas
  2. b) Demolition of two existing buildings
  3. c) mixed tourism development, maintenance, restoration, renovation, refurbishment and extension of the existing surviving hotel
  4. d) Residential development (two blocks of six apartments and eight studios)
  5. e) Single family residential development (22 apartments).

Private Hospital in Limassol

A new private hospital will open in Limassol by the end of next year. It will be called "Iasio" and will be built in the municipality of Kato Polemidia.

The two-storey building with a basement will house a private clinic with three operating theatres, 12 wards, 30 beds, a maternity ward, technical facilities and doctors' lounges. The same complex will include office space, a laboratory and an outpatient clinic with six examination rooms.

Tree Hotel in Troodos

The hotel will be built in Platres. The construction company is Marinos Sotiriou and Alli. The new hotel complex will include:

  1. A main hotel building with 64 rooms (128 beds) and a surface area of 1905 m2;
  2. detached cottages with an area of 1,200 m2;
  3. A spa centre with a gym, changing rooms, indoor swimming pool and rooms for massage, yoga and spa treatments with a total area of 679 m2;
  4. A restaurant with indoor and outdoor areas and a bar with a total area of 488 m2;
  5. A reception area of 260 m2;
  6. A relaxation area of 66 m2;
  7. An underground car park with 60 parking spaces, 6 of which are for disabled people;
  8. An underground biological wastewater treatment plant with an area of approximately 100 m2.

Office and Residential Complex in Limassol

Iskario Trading Ltd will construct a mixed-use development consisting of two identical 48m high buildings in the Kato Polemidia area. Each block will consist of a basement with car parking, a mezzanine and 9 ground floors with apartments and offices. In addition, each building will have a large covered terrace on the roof.

The total building area is estimated to be approximately 700 m2.

The developer intends to build thirty 2-storey villas in Paphos. 11 of these will have their own swimming pool and 5 will have underground parking. Potential buyers will be offered a choice of 2, 3 and 4-bedroom homes.

The 15,887m2 luxury development will grace the prestigious area of Peyia. Due to its extremely convenient location, owners of the villas will be able to quickly reach any part of the city and the airport. It should be noted that the magnificent beach of Coral Bay is only 800 metres from the development site.

Office building in Limassol

The office complex will be located in the municipality of Agios Athanasios. The project will consist of two buildings. One will house offices and the other will have a car park. The total area of the land is 6 thousand m2.

All of the above projects have been approved by the Environmental Authority in accordance with its conditions.
