More than just a port in south-eastern Cyprus, Larnaca is a place where ancient history meets modern convenience. So which areas of Larnaca will be ideal for renting in 2025?
Finikoudes: urban rhythm by the sea
Finikoudes is the heart of Larnaca and a popular tourist area. A wide promenade lined with palm trees, restaurants and bars overlooking the sea - what could be better? The area is ideal for those who want to be at the heart of the action. The buildings here are mostly older, but many have been renovated. However, parking can be a challenge: renting an apartment with a private space is a big deal.
The area's infrastructure is impeccable. Schools, kindergartens and supermarkets are all within walking distance. And if you want to diversify your leisure time, theatres and museums are always nearby. The new infrastructure development programme will make Finicudes even more attractive to tenants.

Mackenzie: a stylish beach oasis
This area is a magnet for those who appreciate style and the sea. Larnaca's best beach bars and restaurants are concentrated here. Ideal for young families and expats, Mackenzie is a tranquil place where children can play on the beach and adults can stroll along the seafront.
Transport links are also excellent. The city centre is just a 5 minute drive away and the airport is literally around the corner. At the same time, you can find apartments with parking and even small terraced houses in Mackenzie. Interesting fact: Due to its location and popularity, the area remains in demand even during the low season.

Livadia: harmony between nature and city
Livadia is the choice of those looking for a balance between urban convenience and natural beauty. The area is known for its modern apartment complexes, often with swimming pools and gardens. Renting a private home here is a reality, not a dream.
The proximity to the centre of Larnaca (10 minutes by car) makes Livadia attractive to families. There are excellent schools, supermarkets and gyms literally on the doorstep. There is also an active network of cycle paths making the area convenient for those who enjoy a healthy lifestyle.

Dekelia: Peace and tranquillity
This area is ideal for those who want to get away from the hustle and bustle of the city. Dekelia is famous for its spacious villas with gardens and swimming pools, making it the best choice for large families or those who work remotely.
Accessibility is another advantage. The main road linking Larnaca with other Cypriot towns is close by. And the beach is a 10 minute walk away. A new development project on Dekelia promises to make the area even more attractive in the coming years.

Parking is a luxury, but with a well-developed public transport system and proximity to everything, a car may not be necessary. The area is also being actively improved, attracting more and more tenants.

Kiti and Surroundings: Holidays in the South
Kiti is a quiet alternative to the central areas. Here you can rent a spacious house with a garden without having to worry about the hustle and bustle of the city. It's a real paradise for families with children: schools, playgrounds and safe streets create an ideal living environment.
Although the area is a 20 minute drive from the centre of Larnaca, there is enough infrastructure to provide comfort without having to go into the city every day. Kiti is becoming increasingly popular with new residential developments and excellent family living conditions. Nearby are the lovely quiet neighbourhoods of Meneu and Pervolia. I must admit that along with Pervolia, Kiti is one of my favourite parts of Larnaca.

Prices have almost doubled in recent years due to large corporate relocations, but remain relatively low compared to Limassol, which is recognised as the financial centre of the island and has a strong job market for expatriates. Larnaca's main trends in 2025 are the growing demand for modern residential developments and villas with swimming pools. The impact of the pandemic has played its part, with tenants seeking accommodation with open spaces, gardens and terraces. Areas closer to nature, such as Livadia and Dekelia, are gaining in popularity.
Rental prices vary according to the area. In central areas, such as Finikoudes and Archbishop Makarios, rents are higher, especially for properties with sea views. The average price for renting a studio is €700 per month. On the outskirts of the city, such as in Kiti or Dekelia, you can find spacious houses at more affordable prices. The average price for renting a studio is around €600.
Find your corner in Larnaca
Larnaca in 2025 is a city where everyone can find their perfect neighbourhood to live in. If you want to be close to the centre, choose Finikoudes or Mackenzie. If you prefer privacy, consider Livadia or Dekelia. And for those looking for something in between, Kiti is a great option. Whatever your choice, Larnaca has something special to offer.
