Limassol is entering a new stage in the development of high-rise construction. Against the backdrop of steady demand for premium property and office space, several major projects are being prepared for implementation in the city that will noticeably change its coastal skyline. Some have already moved into the construction stage, while others are in the final stages of preparation.
In the coming years, new residential and office towers are expected to appear in Limassol.
Particular attention is being drawn to the scale of this new wave of construction. Some of the planned developments will combine residential apartments, offices, restaurants, shops, wellness spaces and other services. Modern Limassol is therefore continuing to develop not only as a resort city, but also as a major business and investment centre in Cyprus.
New developments coming to Limassol
The most ambitious new project is considered to be AURA. The complex will be built on the site of the former ERA Olympia shopping centre. The tower will have 44 floors and reach a height of 181.5 m, making it the tallest building in Cyprus. The project will include 136 luxury apartments. The site is currently being prepared for the demolition of the old buildings, while construction is expected to begin in 2027.
Another project, Sea Mark, is a modern 21-storey office complex. The total project area will amount to 20,806 m2, with most of the premises intended for business use. The building is also planned to include a café, event spaces, a gym, a spa and a rooftop terrace. Completion is expected in the fourth quarter of 2028.
C View Tower is a 15-storey commercial tower opposite the Crowne Plaza hotel and next to Oval. Offices with sea views will occupy floors 6 through 15. Individual floors are priced at €5–12 million, while the entire building is valued at €55 million.
An 18-storey building with a height of 87 m is planned on the site of the former Pavemar Hotel. The project will include two underground levels and a rooftop garden. Its main use will be office and commercial space. Investment is estimated at €22 million, while construction is expected to take 28 months after the necessary permits are obtained.
Totalserve, meanwhile, will become one of the new high-rise projects forming a business cluster along the Limassol coastline. The project is being developed in the Neapolis area and, together with AURA, Sea Mark and C View, is among the developments expected to be implemented in the coming years.
A new project near Limassol Municipal Garden has replaced the previously planned Neo development. It includes 250 residential units, two residential high-rise buildings and a separate office tower. Restaurants, shops, wellness and leisure spaces are also planned. The project is scheduled to launch in 2026 and be completed in 2031.
Finally, the former KEAN factory site will be transformed into a large mixed-use complex of the same name with residential, commercial and retail space. The project will cover around 60,000 m2. It will include towers of up to 90 m in height, including a 23-storey building. The plan also provides for 317 residential apartments, a 6,500 m2 public square, gardens and pedestrian areas. The project is currently under development.

New realities
Limassol’s new skyscrapers are becoming part of a broader transformation of the city’s economy. It is no longer simply about building expensive apartments by the sea. New developments increasingly combine housing, offices, retail, restaurants and leisure infrastructure. This reflects demand from people and companies that see Limassol as a long-term base for both life and business.
This is why high-rise development continues even after the end of the “golden passport” programme. Demand is driven not only by foreign investors, but also by international businesses, company employees and people choosing Limassol as their permanent place of residence.
