In Oroklini, one of the actively developing areas of Larnaca, construction of the large-scale :synergy residential project is progressing rapidly. The complex is designed to include 90 modern villas and is conceived not simply as a group of individual houses, but as a fully gated residential community.
The main idea of the project is to create a comfortable environment in which architecture, nature and everyday life complement one another. Particular attention is therefore being paid not only to the villas themselves, but also to communal spaces, landscaping and leisure facilities.
According to official information, the project covers an area of 55,000 m2. The complex will feature villas with 3–5 bedrooms, private and communal swimming pools, a clubhouse, leisure areas, sports facilities and children’s playgrounds. It is worth noting that the villas in the :synergy complex are currently at different stages of construction. Completion of the project is expected in 2027.
Villas, green areas and infrastructure for residents
The concept of the project is based on the idea of modern family living, where a private home is combined with the amenities of a fully developed residential community. In addition to the living space itself, the villas will feature spacious private gardens, while the complex will include landscaped communal areas. This will allow residents to spend more time outdoors while maintaining the necessary level of privacy.
The complex is planned to include:
- a communal swimming pool measuring 22 × 11 m;
- private swimming pools;
- a clubhouse;
- a gym;
- a sauna;
- barbecue areas;
- 2 children’s playgrounds;
- green areas;
- coworking spaces.
This format is aimed primarily at families, although the project is also targeted at professionals who live and work in Larnaca. The concept envisages the creation of an international community where families from different countries will live side by side and shared spaces will become part of everyday life.
Why Oroklini was chosen for the project
Oroklini combines proximity to the sea with convenient access to Larnaca’s urban infrastructure. Beaches, restaurants, shops, schools, sports facilities, walking areas and other everyday amenities are located nearby. The coastline is around 300 m away, while Larnaca International Airport is within easy driving distance.
The area itself has been developing rapidly in recent years. In January 2026, the head of the Larnaca EOA stated that Oroklini, Livadia and Pyla were experiencing significant growth in residential and tourism-related construction, while the number of applications for licensing new developments had more than doubled compared with the previous year.
Against this backdrop, Larnaca continues to show noticeable momentum in the property market in 2026. According to the RICS and KPMG index, apartment prices in the Larnaca district rose by 5.59% in the second quarter compared with the previous quarter, while house prices increased by 4.48%.
