Landbank Analytics has published a new study analysing property sales during the first half of 2026. The findings show that the resale market is developing unevenly across Cyprus. Nicosia leads in the number of transactions, Limassol in total sales value and price per square metre, Larnaca maintains a more affordable entry point, while Paphos combines a relatively small market size with high property values. The free areas of Famagusta account for the fewest sales.
To ensure a fair comparison, Landbank Analytics examined the same indicators across all regions: the number and value of transactions, price ranges, median prices, price per square metre, and the most active areas for apartments and houses.
Cyprus resale market: 84% of transactions below €300,000
During the first six months of 2026, 3,202 property transactions were registered. Of these, 2,702 transactions, or around 84%, involved properties priced at up to €300,000. However, a small number of high-value properties had a substantial impact on the total value of the market. A total of 26 transactions worth more than €2 million generated sales of €125.7 million. This represents just 0.8% of all transactions, but as much as 17.3% of their total value.
Apartments were the largest single category, with 1,105 transactions. Looking at apartments by number of bedrooms, two-bedroom units recorded the highest sales volume. At the same time, one-bedroom apartments had a higher median price per square metre. Land plots and development plots also accounted for a significant share of the market, together representing 43.5% of all transactions. Regional differences are particularly noticeable when comparing transaction volume and value. Nicosia accounted for 36.1% of all transactions but only 26.9% of their total value. In Limassol, the situation was the opposite: the district accounted for only 21.2% of transactions but 36.2% of the total value.
According to Landbank Group CEO Andreas Christoforidis, the figures show that Cyprus’s resale market cannot be assessed solely on the basis of a nationwide average. For buyers and investors, the specific type of property and location are important.
