A new residential project called Marina Riviera Residences will be developed in the Larnaca Marina area. The complex will consist of five separate 7-storey buildings — blocks A, B, C, D and E. The architecture will follow a contemporary style, with an emphasis on functional layouts, open spaces and everyday comfort.
An important stage has already been completed: planning permission has been granted for the project, allowing Marina Riviera Residences to move on to the next phases of development. Future buyers will be offered one- and two-bedroom apartments. This format is designed both for permanent living and for Larnaca’s investment market.
Project details
Marina Riviera Residences will be more than just a residential complex — it will offer a complete living environment with its own facilities. The development will include:
- a communal swimming pool;
- landscaped green areas;
- a gym;
- a sauna.
Some apartments on the upper floors will feature private rooftop gardens with the option to install a jacuzzi. These terraces will provide additional private outdoor space and allow residents to create their own relaxation area with views over the city. The apartment layouts have been designed with modern living requirements in mind, including functional interiors, well-planned relaxation areas and convenient connections between indoor spaces and open terraces.

Location in a rapidly developing area
One of the main advantages of the project will be its location. Marina Riviera Residences will be situated close to Larnaca Marina and the city centre, in an area with well-developed urban infrastructure. Universities, schools, supermarkets and essential services are located nearby. Thanks to its location, residents will be able to reach both central Larnaca and the main road network quickly and easily.
The choice of location is particularly relevant given the large-scale plans for the development of Larnaca’s port area. In 2026, the Cyprus authorities decided to move forward with a new stage in the development of the marina and the surrounding land. The aim is to create a modern coastal and maritime hub combining the marina, the port and urban infrastructure. For the area, this means the potential for further development of public spaces, infrastructure and commercial facilities.
Construction of Marina Riviera Residences is expected to be completed in 2029. The project will become a new residential development in an area that is gradually gaining increasing importance within Larnaca’s urban environment.
