Limassol Property Prices in 2026: How Much Does a 2-Bedroom House or Apartment Cost?

The Limassol property market remains one of the most expensive in Cyprus in 2026. Despite some slowdown following the rapid growth of previous years, prices remain high. Limited supply, demand from foreign buyers, new seaside developments and the growth of the premium property segment continue to support the market. At the same time, housing prices vary significantly depending on the area, age of the building, size, sea views and distance from the coast.

How much does a house cost in Limassol?

According to current market estimates, the average price of a house in Limassol in 2026 is approximately €400,000–€520,000. However, prices can be considerably higher in premium areas.

In the luxury property segment — particularly for seaside villas, penthouses and gated residential complexes — the average price can reach around €1.45 million. This figure mainly reflects high-end listings, so the median price is often more representative when assessing a typical transaction.

This is why two houses of the same size can have completely different prices: a property in the city centre and a modern villa overlooking the Mediterranean effectively belong to different market segments.

How much does a 2-bedroom apartment cost?

The price of a two-bedroom apartment also varies significantly depending on the area. Based on current market data, the average price is around €475,000. Approximate price ranges are as follows:

  1. Ypsonas / Kato Polemidia — €220,000–€350,000;
  2. Agia Fyla / areas closer to the city centre — €280,000–€450,000;
  3. Germasogeia — €450,000–€900,000;
  4. Agios Tychonas / seafront — €700,000–€2 million and above.

As a result, a 90 m² apartment in Ypsonas and a new seafront apartment in eastern Limassol can differ in price several times over. Another important indicator is the price per square metre. Approximate figures are:

  1. Limassol city centre — around €4,500;
  2. areas outside the centre — around €3,500;
  3. premium seaside projects — €7,500–€12,000;
  4. Limassol Marina — from around €4,500;
  5. broader residential market — approximately €2,800–€4,500.

The high price per square metre explains why even a relatively small modern apartment in Limassol can cost several hundred thousand euros.

Why is property in Limassol so expensive?

Several factors are influencing the market at the same time. Limassol continues to attract buyers from Europe, the Middle East and Asia, while the supply of high-quality housing remains limited. Major coastal developments, luxury residential complexes, high-rise buildings and the continued development of the area around Limassol Marina are putting additional upward pressure on prices.

The rental market also plays an important role. Apartment yields in Limassol are estimated at approximately 5.5–6.5%, which continues to support investor interest.

More affordable options can still be found in Ypsonas, Kato Polemidia, Palodia and Erimi. These areas are noticeably cheaper than Germasogeia, Agios Tychonas and the Limassol Marina district, although prices have also increased there over the past 5–7 years.

What will happen to property prices in 2026?

Most market forecasts suggest that housing prices will continue to rise, but at a more moderate pace of approximately 4–8% per year, without the double-digit increases seen during some periods in previous years.

The main conclusion for buyers is simple: Limassol remains the leading property market in Cyprus and one of the most expensive residential markets in the Eastern Mediterranean. More affordable housing is still available, but buyers need to choose areas more carefully, compare listings and consider not only the total property price but also the price per square metre.
