On Tuesday 4th February the Land Department released new data on property sales in Cyprus in January 2025.
According to the department, the number of transactions in the first month of the new year increased by 21% to 1,275 compared to January 2024.
Positive dynamics were recorded in all cities of Cyprus. However, Limassol saw the highest number of properties sold during the month - 429 units compared to 315 in January 2024. The growth was 36%. In second place was Nicosia, where 276 contracts were signed, compared to 244 a year earlier. Sales in the Cypriot capital rose by 13% year-on-year.
Paphos was in third place. In this Cypriot city, 255 units were sold in January 2025 (+5%) against 242 in the corresponding month of 2024. Finally, in Larnaca, 259 (+20%) sales contracts were signed in January 2025 against 215 in the same month of 2024. And in the vacant neighbourhoods of Famagusta - 56 against 40 a year earlier. At the same time, it was in this region of Cyprus that the biggest increase in sales was recorded +40%.
Experts say that the surge in property sales in January 2025 reflects growing investor confidence and sustained demand for property across Cyprus.
The excellent start to the year for the residential sector suggests positive market dynamics in the future, driven by factors such as economic stability, foreign investment and local demand.
Interestingly, while Limassol, known as a business and financial centre, continues to attract buyers, rising vacancy figures in Famagusta indicate a renewed interest in resort properties. Growth in Larnaca may have been fuelled by the rapid development of the city's infrastructure. The Nicosia market, on the other hand, remains stable due to demand from local residents.
Many are confident that if the momentum of sales growth continues, Cyprus will have another successful year in the property sector, strengthening its position as an attractive destination for both local and international buyers.
