Limassol Property Owners Must Pay Municipal Tax by 30 September

Property owners in Limassol have been sent their municipal tax bills for 2026. Payment must be made by 30 September. After this date, an additional 10% will be added to the outstanding amount. The bills show not only the current amount due, but also any possible arrears from previous years.

How the Limassol property charge is calculated

This year, the municipal property tax rate is 0.264% of the assessed value of the property. The calculation is based on the property value determined under the general property valuation carried out in accordance with property legislation, using 2021 prices. The rate was set by the municipality on 1 February 2026 under Articles 104–108 of the Municipalities Law No. 52(I)/2022.

For example, if the assessed property value is:

1. €100,000, the charge will be around €26.40;
2. €200,000 — around €52.80;
3. €300,000 — around €79.20.

This refers specifically to the Limassol municipal charge. Other property-related payments, such as sewerage or water supply charges, are calculated separately.

Where the Limassol tax can be paid

The municipality offers several payment options:

1. at the tax offices at 23 Archbishop Kyprianou Street, next to the municipality;
2. at the service counters of the Mesa Geitonia municipal district at 14 Griva Digeni Street, 4002;
3. online through the website or the Limassol Citizen mobile app.

Property owners therefore do not need to visit the municipality in person, as payment can be made online.

What to do if the bill has not arrived

Limassol Municipality has separately addressed residents who did not receive a payment notice. In this case, they should contact the municipality’s tax department at 23 Archbishop Kyprianou Street in order to make the payment.

Property owners are also advised to notify the municipality of any change to their postal address so that future notices are sent to the correct address.
