Cyprus’s Department of Environment has approved the construction of a new €16.7 million residential development, Cape Coral Beach Villas, in the municipal area of Peyia in the Paphos district. The project belongs to Rosethorn Ltd, part of Leptos Group and Leptos Estates, and includes the construction of 34 detached homes. Construction is expected to be completed within six years after all required permits and documents are obtained.
Project details
Most of the development will consist of four-bedroom homes. Another 11 houses will have three bedrooms. Most of the buildings are designed on two levels. The homes will range in size from 127.45 m2 to 224.23 m2. Nineteen houses will also include a basement level ranging from 79 m2 to 144.45 m2.
The project also includes 27 swimming pools: 26 private pools and one shared pool for residents of the development. A total of 71 parking spaces will be provided. Of these, three will be reserved for people with disabilities, while 10 will be communal spaces. The total building area will amount to 6,260.67 m2, while the total ground coverage of the buildings will be 3,753.52 m2.
The development is located outside Natura 2000
According to the submitted documents, the site is not part of the protected Natura 2000 network. The nearest protected areas are located approximately 850 m west of the proposed development site. The land is situated near areas that already include various types of land use and development.
It is worth noting that Peyia combines natural beauty, a peaceful atmosphere, and access to modern amenities. Despite some drawbacks, such as reliance on a car and relatively limited cultural options, the area offers many advantages.
