The Department of Environment has approved the construction of a new building for the Cyprus Law Office. According to the plans, an 11-storey complex will be built in Nicosia, in the Agioi Omologites area, on a plot of more than 4,000 square meters. The cost of the project is estimated at €56 million, making it one of the largest construction projects in the capital in recent years.
According to the approved documentation, construction will take 54 months from the date all required permits are obtained. Once completed, the building will be able to accommodate 402 employees, while the expected number of daily visitors will not exceed 40 people.
Modern Architecture and Energy Efficiency
The project envisions a modern office facility with a strong emphasis on functionality, security, and sustainable development. The architectural design incorporates solutions aimed at reducing energy consumption and improving overall energy efficiency. The building is being designed to closely meet near-zero energy building (nZEB) standards, in line with Cyprus’s national “green” building strategy and EU climate policy objectives.
Special attention is also being given to landscaping. Green areas totaling around 450 square meters will be created around the building, helping to improve the local microclimate and enhance the quality of the urban environment.

Parking and Accessibility
The project includes 253 parking spaces, of which 23 will be specially adapted for people with disabilities. Parking facilities will be located on two underground levels as well as at ground level, helping to reduce pressure on the surrounding street network and improve overall accessibility.
Importance of the Project for Nicosia
The construction of the new Law Office building is seen not only as a solution to the long-standing accommodation needs of the service, but also as an important step in the modernization of the city’s built environment. The project aims to centralize public legal services in a modern and efficient space, which authorities believe will enhance administrative effectiveness, improve public access to government services, and create additional jobs.
The project is expected to have a positive impact on the socio-economic development of the Agioi Omologites area and to serve as another example of Nicosia’s transition toward a more modern, environmentally friendly, and functional urban landscape.
