New 93-Metre Office Skyscraper to Be Built in Limassol

A new 93-metre office tower will be built in the Tsiflikoudia area of western Limassol. The building will have 2 underground levels and 24 above-ground floors. Once completed, the high-rise will be able to accommodate around 600 people.

It recently became known that Interorient Shipmanagement submitted documents for review to the Department of Environment. The preliminary cost of the project is estimated at around €50 million, while the total development area will amount to 10,185.1 m2. The building currently located on the site will have to be demolished in order for the project to proceed.

Project details

The main part of the new skyscraper will be occupied by office premises. In addition to workspaces, the project provides facilities for employees, including a gym and a café. Technical and engineering spaces are planned for the upper floor. Three underground levels will be used for parking and other functional needs of the building.

A total of 144 parking spaces are planned, including 6 spaces for people with disabilities. The documentation also specifically refers to the traffic burden in the area: Tsiflikoudia already handles significant vehicle flows related to the new port, industrial areas and Franklin Roosevelt Avenue.

The architects also paid attention to the position of the new tower in relation to the company’s existing building. Due to the limited size and orientation of the plot, the design provides for the main volume of the building to be elevated. This is intended to provide more open views and improve spatial conditions for both the new and existing buildings.

The appearance of the 93-metre tower will mark a noticeable change for this part of western Limassol. The Tsiflikoudia area is gradually developing into a new business and mixed-use cluster, with other major projects related to business, housing and infrastructure already underway.

The high-rise will be more energy-efficient

The new building is expected to use solutions aimed at reducing energy consumption. In particular, photovoltaic panels will be installed on the tower and are expected to cover around 25% of the office complex’s energy needs from renewable sources. Façade shading systems are also planned. Their configuration will depend on the building’s orientation and is intended to reduce direct solar exposure, limit overheating and improve the indoor climate of the offices.

The environmental assessment takes into account not only the future tower’s energy efficiency. The project review also considers noise and dust during construction, waste management, water and energy consumption, and the impact of additional vehicle traffic on the surrounding area.

When construction will begin

According to the submitted materials, once all necessary permits have been obtained, construction of the new office skyscraper is expected to take around 34 months. However, this figure is not yet an official project completion date. The construction period will begin only after the environmental procedure has been completed and all required permits have been secured.

The new 93-metre office skyscraper in Tsiflikoudia is therefore still at the planning stage, but the project already has clearly defined parameters: 24 floors, a height of 93 m, an area of 10,185.1 m2, 144 parking spaces, an estimated cost of around €50 million and a construction period of approximately 34 months. Its implementation will mark another step in the transformation of the area around Limassol’s new port into a modern business centre.
